The Assignation of The Smiddy Croft, Croft 16 Culgower is a registered croft extending to approx. 1.88ha (4.65acres) including the crofthouse and surrounding garden. The croftland comprises two enclosures which are down to permanent grass and fenced for livestock. There is a small field to the front of the house, measuring 1.1 acres, which extends down to the public road. The larger field (3.1acres) lies behind the house and includes an access track which serves Croft 16 and other crofts to the west. The croft has not been de-crofted. The croft is eligible to receive crofting and livestock grants to assist with any farming enterprise. The croft house and garden area are not de-crofted and measures 0.17ha (0.4 acres).

The croft also includes shares in the common grazings extending to approx. 116 acres.

As a croft registered with the Crofting Commission it is subject to crofting legislation and it is recommended that interested buyers contact the Crofting Commission to understand fully the rights and obligations of having a crofting tenancy or to consult with a solicitor with experience of the legislation.


Smiddy croft is in an elevated position with dramatic views to the sea. The area is particularly scenic and an attractive rural setting. The nearest town is Helmsdale some three miles away to the north. The town has a harbour, shops, hotels and a railway station. It is well known because of the River Helmsdale which is a firm favourite of the fisherman. The owner of Smiddy croft is eligible for fishing on the local stretch of the river for a nominal fee of around £30 per year. Brora and Golspie offer further facilities and are a short distance south on the A9. Inverness is approximately 65 miles away and has all the facilities commensurate with a major regional centre. Inverness Airport offers daily flights to London Heathrow and also to various other destinations



From Inverness take the A9 north crossing the Kessock, Cromarty and Dornoch Firth bridges. Just under 8 miles north of Brora take a left turn up a minor unsignposted road, just past a layby on the right of the road to Helmsdale. If you pass West Garty Farm on the right, you have gone too far. Go up the minor road, through a hairpin bend and follow the track to the left. Continue along this track to the end.
