Situated in the tranquil coastal village of benderloch, Seafield offers buyers an opportunity to acquire a lovely detached fourbedroom property offering comfortable family accommodation
over a single level.

A ramped access leads into a welcoming room and further to a central hallway. The welcoming room offers space for a single bed, giving a quirky addition to the accommodation.

To the left of the central hallway, a family lounge is flooded by natural daylight thanks to the large windows positioned within the front elevation. The room features an open fire set within a stone
surround, providing warmth and comfort in equal measure. The room also extends into a family dining area, giving the space a lovely open plan feel.

A fitted kitchen is located to the rear of the property and enjoys lovely views across the rear garden and beyond, to the loch. The kitchen is complimented by an adjacent utility room and pantry, with a rear vestibule offering direct access to the rear garden. Two large storage cupboards are located in the kitchen, one of which houses a modern water heater with storage tank.

The central hallway gives further access to a family bathroom, with full sized bath and two-piece bathroom suite. Two sizable built-in storage cupboards offer additional storage space.

Accommodation is provided by way of a master bedroom with a modern ‘Jack and Jill’ en-suite bathroom and a further three bedrooms, two of which are double in size with a fourth single
bedroom completing the property layout. Many of the bedrooms offer built-in wardrobe space.

The property has been used as a holiday home in recent years but given its delightful coastal location and easy commuting distance from Oban, would also make a wonderful family home.
Early viewing is highly recommended.

A gravel driveway leads from the road and gives parking for three vehicles. A ramp leads to the front door, facilitating disability access for those with mobility issues.

The gravel driveway extends to a path which leads around the property. Mature borders surround the property on all sides offing a mixture of mature trees, shrubs and bushes.

The front and rear gardens are mostly laid to lawn, with the rear garden offering stunning views across Loch Creran and to the mountains beyond. A gate leads from the front garden to the road, with the shoreline just a few minutes’ walk away.

Interestingly, the property also benefits from a further area of garden located across the entrance road. This additional land offers scope for the construction of further accommodation or
storage, subject to the necessary planning approvals with space to park an additional vehicle.

A single garage is linked to the property by a small courtyard area which in turn could easily be enhanced to provide an enclosed outdoor dining area.

Seafield is set on the outskirts of Benderloch, a popular coastal village, only 8 miles north of Oban. The village is on the A828 Oban - Fort William road, and hosts an array of amenities including a local shop, garage, primary school, church, café,
cycle path and regular bus service. Ben Lora and Tralee beach are also located nearby.

The town of Oban supports a wide range of shopping, recreational facilities, banks, building societies and professional offices. There are a number of primary schools, a high school, a leisure centre and a hospital as well as churches of different denominations. It is an expanding port with an attractive sea front and busy harbour from which the Caledonian MacBrayne ferries operate serving the Inner Hebrides and some of the
Outer Hebrides.

From Oban, take the A85 towards Crianlarich and Fort William. After around 5 miles in the village of Connel, take the right hand turn for the A828. Follow the road across the Connel Bridge and continue for around 3 miles, passing through Benderloch village. After approximately one mile turn left, over the bridge. A blue cycle path sign denotes the junction. Follow the single-track road for around 300 yards. Turn left into the private road between two properties and continue to follow it round to the left-hand side. Seafield is located on the left-hand side after around 50 yards.
