Location

Situated in a private position with a spectacular outlook over the rolling countryside with the Lomond Hills beyond. The properties are on the edge of the village of Strathmiglo and about 10.5 miles south east of Perth, close to the village of Gateside and some 34 miles north of Edinburgh. It is in an area of open countryside overlooking the summits of West and East Lomond. There is excellent access onto the A91 which links St Andrews to Stirling, and access to the M90 with Perth to the north and Edinburgh to the south. To the east, St Andrews, one of Scotland's most attractive towns, has a wide range of amenities and entertainment facilities.

Strathmiglo, has a village hall, bowling green, garage and shop. and the 18th century Strath Tavern and Restaurant. Close by is the Pillars of Hercules Organic Farm Shop offering wholefoods and a vegetarian café.

The village has a primary school and secondary schooling is available at the renowned Bell Baxter High School in the nearby town of Cupar. Private preparatory schools nearby include Craigclowan near Perth, and St Leonards New Park in St Andrews. For older pupils, St Leonards, Dundee High School, Strathallan and Kilgraston are all within easy reach.

Nearby is the conservation village of Falkland, described by the National Trust for Scotland as a “…royal burgh with a beautifully preserved living community, filled with cobbled streets, pretty houses, characterful shops and lively inns”. The description of Falkland Palace continues: “Home to successive generations of Stuarts, from James II to James VI, Falkland is the country’s most stunning example of Renaissance architecture. The most beautifully preserved parts of the Palace date from between 1501 and 1541 and contain some of the most sumptuous rooms of their day”.

The thriving county market town of Cupar is 11 miles away and offers an excellent range of local facilities, professional services and amenities.   

This is an area of particularly outstanding and varied countryside, with hill, wood, river, farmland and coastline all close by. The result is a fine choice for the outside enthusiast, with walking, cycling, sailing and riding all readily available. It is perhaps golf for which Fife is most famous, however, with numerous top quality courses in a comparatively small area including the world renowned Old Course at St Andrews, which plays regular host to the Open Championship.

Leave the M90 at junction 8 and continue on the A91 for approximately 5.2 miles, taking the second Strathmiglo turn off, signposted for Falkland, Glenrothes and Kirkcaldy. Continue on the A912 and after passing the National Speed Limit, the entrance to Bellfield is on the right after about 500 yards.
