The land is currently worked as part of a larger field although at the point of sale, the boundaries will be clearly defined. The area has historically been used as part of an arable rotation and is not currently stockproof although is suitable for its current use.
The land is classified as Class 3.2 on the Land Capability for Agricultural Scale provided by the James Hutton Institute and is capable of average production though high yields of barley, oats and grass can be obtained. Grass leys are common.
The land would lend itself to being used for continued cropping or would also be suitable for grazing livestock, plus other amenity potential, given its location.

The land sits approximately 4.2 miles north east of Inveralmond Roundabout, Perth. When driving northbound from the roundabout, follow the A9 carriageway for approximately 1.8 miles, before turning left where signposted for the B8063. Turn left onto the B8063 for approximately 0.4 miles and then turn right. Follow the road for approximately 1.8 miles where you will find the field entrance.
