Middle Coul Farm is a rural curtilage with eleven buildings which include a detached cottage that requires renovation. The cottage extends to approx 91 m2. Collectively, the outbuildings extend to a further 957 m2 and include an L shaped traditional steading, a bothy, cattle sheds and a wash house. The land and the grounds extend to about 8.5 acres (3.4 ha).
A right of access wil be granted to Middle Coul over a track which is about 320 metres long. The vendor will be responsible for maintaining the road to a standard suitable for agricultural vehicles. If the purchaser requires anything more substantial, they must do so at their own cost (subject to such reasonable conditions imposed by Scottish Water) and will be responsible for future maintenance of the road at their sole cost.
Please note that there will be a title condition restricting occupancy to one single dwellinghouse.
Middle Coul Farm is within travelling distance of Kirriemuir, where there are a range of amenities and facilities as well as easy access to the nearby A90 dual carriageway offering excellent commuter links to the cities of Dundee and Aberdeen. The town of Forfar is also within driving distance, offering a range of major facilities including superstores and other amenities.
The Angus Glens are literally on the doorstep, offering a range of outdoor pursuits and activities in some of Scotlands most picturesque surroundings. There are three golf courses at Alyth, and a championship course at Rosemount. Grouse and stalking, can be taken on local estates and salmon and sea trout fishing is available on the rivers Ericht, Isla and Tay. There is local fishing at Lintrathen. There is skiing in Glenshee in the winter which is about 18 miles further north via the B951 and A93.
From Perth, the M90 links to Edinburgh and the south, while the A9 goes west to Stirling and Glasgow. There is a regional airport at Dundee with services to London Stansted. Edinburgh Airport has a wide range of services and there are railway stations at Dundee and Perth.
