It extends to approximately 21.39 Hectares (52.85 acres), which can be broadly split as follows: 18.42 hectares (45.52 acres) of permanent pasture and 1.22 hectares (3.02 acres) of rough grazing, and approximately 1.74 Hectares (4.31 acres) of scrub land. The land lies between the 17 and 22 meter contours approximately and has a westerly aspect though it is essentially flat. The march and internal fences are in generally good condition.
IACS/Single Farm Payments
All of the land is currently registered for IACS purposes. For the avoidance of doubt there are no Single Farm Payment Entitlements included within the sale of the land. If applicable, purchaser(s) will be responsible upon occupation of the subjects of the sale to comply fully with the Statutory Management requirements to maintain the farm in Good Agricultural and Environmental Condition (GAEC) as laid down under the Cross Compliance rules of the Single Farm Payment Scheme (SFPS) 2014 for the rest of the scheme year.
The mineral rights are included in the sale insofar as they are owned by the seller.
Insofar as these rights form part of the property title they are included with the sale.
Possession of these particulars constitutes permission to view at any reasonable time.
