Situation

The field at Pinegrove is positioned to the north of the village of Guthrie, with direct access to the B9113 minor public road. The town of Forfar is located approximately 7 miles to the west and Brechin approximately 8 miles to the north east. The City of Dundee lies approximately 20 miles south-west of the Land at Pinegrove.

Description

A standalone field of productive arable land situated in the heart of Angus. The land has previously been farmed following a rotation of arable crops and is currently sown with vining peas. Approximately 4.94 acres (2.0 hectares) of land has been left fallow.

Altitude
The land sits at a height of approximately 100 metres above average sea level and is generally level and south facing.

Soils
The soils are Class 3:1 as per the James Hutton Land Capability for Agriculture Land Classification and are capable of producing good yields of cereals, potatoes and grass. The soil is of the Balrownie series which is renowned in this part of
eastern Angus for being high yielding and free-draining with a loam topsoil over-lying a sandy loam subsoil.

Irrigation
No irrigation of the land is currently possible.

Access
Access to the Land at Pinegrove is taken directly from the unnamed minor public road along its northern boundary or directly from the B9113 to the south.

The Land at Pinegrove is situated within the Strathmore and Fife NVZ.

Directions

From Forfar, travel east on the B9113 Forfar to Montrose road. Continue on this road until reaching a minor public road to the left signposted Ardovie. The entrance to the land can be found by the farm buildings to the right signposted Pinegrove, directly off the public road.
