Description

Excellent block of high quality, predominantly Class 3:1 arable land with direct access to the main A935 public road. Soils
The soils are mainly Class 3:1 with a small area of Class 2 to the north as per the James Hutton Land Capability for Agriculture Land Classification Scale. This indicates the land is suitable for producing high yields of arable crops. The soils are mainly of the Balrownie series which is renowned in this part of eastern Angus for being high yielding and free draining with a loam topsoil over lying a sandy loam subsoil.

Access
Access to the Land at Mains of Dun is taken directly from the main A935 public road which runs through the middle of the block of land.

The seller does not own the mineral rights for fields 1, 2 and 3 however the rights for field 4 are owned.

Purchase price
Within 7 days of the conclusion of the missives a non-returnable deposit of 10% of the purchase price shall be paid.

The balance of the purchase price will fall due for payment at the date of entry (whether entry is taken or not) with interest accruing theron at a rate of 5% above Bank of Scotland base rate. No consignation shall be effectual in avoiding such interest.

The land at Mains of Dun lies near the Angus coast, overlooking the Montrose Basin, approximately 2 miles to the west of Montrose, 5 miles to the east of Brechin and 15 miles north of Arbroath.

The land at Mains of Dun is located on both sides of the main A935, approximately 0.7 miles to the east of Mains of Dun Farm. The A935 connects Montrose and Brechin and can be accessed from the east via the A92 or the west via the main A90 Trunk Road.
