From the centre of Lochwinnoch head north on Calder Street for 0.3 miles, turn left to stay on Calder Street, take the right hand fork onto unnamed road, continue along this road for approximately 1 mile, until the road ends Muirfauldhouse will be in front of you.
To access the land you enter the property known as Muirfauldhouse through the gate, and the land can be accessed by the gate in front of you, on the right hand side. Please ensure gates are shut behind you, and that the access to Muirfauldhouse is not blocked.
Access to the land is via a servitude and crosses from the public road, to a short section through the property known as Muirfauldhouse and into the fields. There are gates either end of the access.
The land at Lochwinnoch is a block of agricultural land suitable for grazing and some areas for silage cutting, classified as Class 5 (2). The land lies to the North West of Lochwinnoch, overlooking the Loch.
The land varies from flat areas capable of being cut for silage, to steep sections creating sheltered lambing areas. The land lies between 120 and 338 meters above sea level, approximately. The Garpel burn runs through the property.
The March boundary is demarked by stone dykes and some fences. Fences are generally in good condition, some Stone Dykes are in need of repair. The feuhold land is split into two enclosures.
The common grazing land can be accessed directly from the land being purchased on a feuhold basis, through the north boundary. This ground is classified as Class 6 (2) high and low grazing values, and is shared with other parties.

Basic Payment Entitlements will potentially be included within the sale of the land subject to negotiation.
If applicable, purchaser(s) will be responsible upon occupation of the subjects of the sale to comply fully with the Statutory Management requirements to maintain the farm in Good Agricultural and Environmental Condition (GAEC) as laid down under the Cross Compliance rules of the Basic Payment Scheme (BPS).
The mineral rights are included in the sale insofar as they are owned by the seller.
