The woodland surrounds a third party dwelling, which is excluded from the sale. This woodland is close to the public road and would provide a supply of timber and also has significant amenity value.
Access and Third Party Rights
1. Access to both Lot 1 and 2 is via a minor public road and a private tracks with shared access.
2. Purchaser should note there is a bridge over the Luther Water on the access to Lot 1 which has a three tonne weight restriction.
3. Scottish Water have various valves and pipework located within the Land adjacent to the public road.
The solum of the public road is included in the sale. If the lots are sold separately the ownership of the solum will be split along the centre of the road.
It is anticipated that a closing date will be fixed in due course and we would advise prospective purchasers to register their interest with Bell Ingram LLP through a solicitor. The owner however reserves the right to sell without setting a formal closing date and will not be bound to accept the highest or indeed any offer received. Purchasers should have their solicitor submit a Letter of Intent, detailing the price, date of entry and any conditions which they require to attach to their offer.
