Lot 1
Comprising 7.95 ha (19.64 ac) of amenity woodland and a workshop. The workshop measuring 7.7m x 3.8m internally comprises of one main room with store cupboard and toilet at one end. There is mains electricity, mains water and private drainage connected to the property. There is also a small stone and slate gardeners store included in the sale area. The access to the property is from a minor public road to a private hardcore track over a bridge which leads up to the property. The workshop sits in an elevated position surrounded by a mature amenity woodland overlooking Glen of Drumtochty below. There is a former walled garden and tree nursery adjacent where experimental tree grafting was undertaken with some of the original stand still present. The property provides a very attractive amenity woodland with the workshop in good order either for existing use or as a potential location for redevelopment subject to planning.

Lot 2
Comprising 2.30 hectares (5.68 acres) of established amenity woodland, this area of ground is accessed from the minor public road and private shared track. The woodland surrounds a third party dwelling, which is excluded from the sale. This woodland is close to the public road and would provide a supply of timber and also has significant amenity value.

Access and Third Party Rights
1. Access to both Lot 1 and 2 is via a minor public road and a private tracks with shared access.
2. Purchaser should note there is a bridge over the Luther Water on the access to Lot 1 which has a three tonne weight restriction.
3. Scottish Water have various valves and pipework located within the Land adjacent to the public road.

Boundaries
The solum of the public road is included in the sale. If the lots are sold separately the ownership of the solum will be split along the centre of the road.

Closing date
It is anticipated that a closing date will be fixed in due course and we would advise prospective purchasers to register their interest with Bell Ingram LLP through a solicitor. The owner however reserves the right to sell without setting a formal closing date and will not be bound to accept the highest or indeed any offer received. The Land at Drumtochty Gardens is situated three miles north west of Fordoun, to the west of the A90, twelve miles south west of Stonehaven and 26 miles south west of Aberdeen.
Local amenities can be found in Auchenblae or Fordoun, whilst a wider range of services are available in Laurencekirk or Stonehaven, with the A90 providing quick access north or south.

Leave the A90 at Fordoun, travelling north west towards Auchenblae on a minor road. Travel through Auchenblae towards Drumtochty Castle, the property is located at Glen of Drumtochty adjacent to the Luther water.
