There are no internal fences and the march fences are in need of repair. Where there is a boundary fence with the neighbouring land owner these are to be maintained on a joint basis.

All of the land is not currently registered for Basic Payment Scheme purposes. For the avoidance of doubt there are no Basic Payment Scheme Entitlements included within the sale of the land.
The mineral rights are included in the sale insofar as they are owned by the seller.
Insofar as these rights form part of the property title they are included with the sale.

The land at Bartaggart is located approximately 5 miles to the east of New Galloway, outside the village of Balmaclellan on the A712. The A713 is located just 3 miles to the west and the A75 is located just a few miles to the east providing good links to both Dumfries and Castle Douglas. Local amenities in Balmaclellan include a village store and post office however, a wider variety of local amenities can be found in New Galloway which offers a medical practice, general store and a garage. As well as this there are two hotels, three pubs and a golf club.
