  • Two building plots of approximately 1 acre each
  • Possibility of converting the existing barn to create a separate residential or holiday unit
  • Quiet rural location
  • Views across surrounding countryside
  • Extending to approximately 43.59 Acres (17.64 Hectares)

The Land at Ardteatle comprises a single ring-fenced block of grazing land extending to 43.59 acres (17.64 ha) or thereabouts including building plots. The land comprises a slopingblock of rough grazing with a traditional barn on the lower slopes and two plots with planning in principle for the construction of detached houses at the northern end.

The vendors have begun to explore the possibility of converting the existing barn to create a separate residential or holiday unit, subject to obtaining all necessary consents. Interested parties should rely upon their own enquiries of Argyll and Bute Council.

The two building plots each have planning in principle for the construction of a 1 ½ storey house under planning references 15/02783/PPP and 15/02784/PPP.

At the southern boundary the land is bounded by a river and benefits from riparian single bank fishing rights, offering potential for trout fishing.

Viewings for the land are strictly by appointment.

PLEASE NOTE: The blue area on the plan (Ardteatle Cottage) has been sold seperately and is no longer available.

Ardteatle is situated in a quiet rural position, approximately 2 miles from the centre of Dalmally village, close to the shores of Loch Awe. The Land at Ardteatle is surrounded by private forestry land and is accessed over a long forestry track offering privacy and seclusion.

From Oban, proceed north on the A85 towards Dalmally. Pass through the villages of Connel, Taynuilt and Loch Awe reaching Dalmally after approximately 24 miles. At Dalmally turn right and follow signs for Dalmally Station, turning right over the bridge before the station following signs for the Duncan Ban monument. Proceed up Monument Hill for approximately 1.5 miles. At the top of the hill adjacent to the monument, bear right and proceed down the track, keeping left.
