Description

Situated in the tranquil coastal village of Balvicar on the Isle of Seil, 9 Kilbrandon Cottages is a modern semi-detached property offering comfortable accommodation over two levels.

A tile-floored entrance porch welcomes you into the property and leads into the hallway housing the timber staircase to the upper floor. To the left, a carpeted lounge enjoys dual aspect views and in turn leads into the property's dining area through an archway. Whilst spacious and airy these neutrally-decorated areas retain a cosy and homely feel.

The kitchen is accessed directly from the dining room but also from the hallway, giving the ground floor layout a natural 'flow'. Light coloured floor and wall units against contrasting worktops and flooring give the modern kitchen a stylish look. It is well stocked in terms of appliances and benefits from views to the rear garden. The ground floor layout is completed by a modern WC with wash hand basin, and a handy under-stairs storage cupboard.

The carpeted stairwell leads to the upper floor landing where a further storage cupboard housing the water tank is located. The property's two bedrooms and family bathroom are also accessed from the central landing. The bathroom offers a timber-lined bath with overhead shower plus a WC, wash hand basin and bidet. A Velux window allows in natural light and offers views to Balvicar Bay at the property's rear.

Bedroom 1 can comfortably accommodate a king-size bed and features a further Velux to the front plus a small window to the side. Bedroom 2 is slightly smaller but could accommodate twin beds if required. It also has windows to both aspects. Both bedrooms are carpeted and benefit from fitted wardrobes.

9 Kilbrandon Cottages is a wonderful family home, well suited to the first-time buyer market. It could also be operated as a holiday home, with potential to generate regular secondary income.

Externally, the property benefits from an additional storage area adjacent to the front door and a flagged path leading to the rear garden where privacy is maintained by a boundary of mature trees and shrubbery. An easily maintainable lawn area is found to the side, with a neat timber fence enclosing the garden to the front.

The property also benefits from ownership of a semi-detached garage and shared ownership of an additional strip of land detached from the house. The garage is of a good size and offers a multitude of uses in terms of storage or as a workshop – particularly as on-street parking is available. It has power and lighting and there is scope to add to the storage capacity by utilising the space above the beams if desired.

Location

Balvicar lies on the Isle of Seil, some 15 miles south of the major West Coast town of Oban. The whole area is one of natural beauty and is perfect for sailors and golfers – and for those who just enjoy peace and quiet. The island is easily accessible being connected to the mainland by the famous 'Bridge over the Atlantic'. The bridge is approximately two miles from Balvicar at the village of Clachan Seil where there is a pub called the 'Tigh an Truish'.

Balvicar itself has an active community and a licensed grocery shop, a medical centre, golf course, a church and a post office. There are regular bus services from Balvicar to Oban. Two miles to the south is the village of Ellenabeich where there is a small shop, a bar and restaurant, museum, village hall and well-respected primary school.

Further services are available in Oban, an expanding port with an attractive sea front and busy harbour, well known as the main Caledonian MacBrayne terminal and gateway to the isles. The town offers a full range of shopping facilities as well as banks and professional offices. There are a number of primary schools, a hospital, a leisure centre, a cinema and a high school. A school bus service operates from Balvicar to the high school.
