fired central heating the property offers warm and welcoming accommodation, the property also benefits from double glazing throughout.

The entrance hallway leads to all accommodation within the property; the open plan lounge/dining area with sliding doors giving access to the garden and large patio area; a good sized kitchen; WC and storage cupboards. The well-equipped
kitchen has a range of fitted base and wall units with roll top work surface, an electric oven and hob. A door from the kitchen leads to the rear utility area also with base and wall units, an integrated stainless steel sink unit and plumbing for a washing machine and space for a tumble dryer. The boiler room is accessed externally and offers an excellent drying facility for outdoor gear/sports equipment.

The first floor is accessed via a broad, carpeted stair with carved banisters and handrail, leading to a large, bright landing from which doors open to the four bedrooms and family bathroom.

The master bedroom to the front of the property has the benefit of large fitted wardrobes with mirrored sliding doors and an en-suite comprising two piece suite plus separate shower cabinet.
Bedroom 2 is also front-facing with large fitted wardrobes with mirrored sliding doors. Bedrooms 3 and 4 are to the rear and are bright and airy. The main family bathroom has a three piece sanitary suite with over bath shower and is fully tiled, and has a floor to ceiling built-in towel cupboard.

Externally, the house and garden and patio area are sheltered on two sides by a historic stone wall which was originally part of the walled garden relating to nearby Barcaldine House. The well maintained garden is of a very good size and incorporates a large patio with lawn and flowerbeds, together with established bushes and mature trees.

There is a garden shed. The integral double garage has been finished to painted plasterboard and offers the purchaser the flexibility of storing gym/sports equipment or expanding the living accommodation subject to planning consent. The parking area in front of the garage is laid to gravel and can accommodate 4 vehicles/small boat.

Being brought to the market for the first time since its original construction, Holly Tree Cottage is a well-designed modern detached family home with a mature, south facing garden set in a secluded semi-rural location on the outskirts of the village
of Barcaldine. The property is one of a small number accessed via the former drive to Barcaldine House, with access to the main cycle path network and close to local amenities.

Barcaldine is a picturesque and popular settlement on the shores of Loch Creran and close to Loch Etive. The area offers access to unlimited outdoor pursuits including loch and sea fishing, forest walks, hill walking and mountain climbing, offroad
cycling, diving and sailing etc. Barcaldine has a marina which offers deep water mooring, a short stay pontoon and onshore amenities. Barcaldine also has a well-respected primary school.

Approximately 11 miles away, Oban supports a wide range of shopping, recreational facilities, banks, building societies and professional offices. There are a number of primary schools, a high school, a leisure centre and a hospital as well as churches of different denominations. It is an expanding port with an attractive sea front and busy harbour from which the Caledonian MacBrayne ferries operate serving the Inner Hebrides and some of the Outer Hebrides.
