Gellyknowe Farmhouse was purchased by our clients in 2000 when it was a derelict cottage, thought to date from the late 1700s. Only the front and back walls and the three gable walls were still standing. The restoration project began and the beautiful farmhouse that is now Gellyknowe incorporates those original walls and a traditionally constructed extension. It has a slate roof, a round turret, conservation skylights and is finished internally in a way that is complimentary to the original property.

Internally there are polished timber floors on both the ground and upper floors, matching pine facings, wall lining and doors with latched handles.

Gellyknowe Farmhouse is in a lovely rural location with views out over farmland and open countryside to the Lomond, Benarty, Cleish and Ochil hills beyond.

Location

Wood of Coldrain lies close to Kinross, an attractive country town which offers a wide range of local facilities including shops, professional services, primary and secondary schooling, restaurants, several hotels, a supermarket and two golf courses.

There is a primary school in Cleish, and primary and secondary schooling in Kinross. There are a number of private schools within easy reach including Dollar Academy, Glenalmond, Strathallan, Craigclowan, Kilgraston and St Leonards.

Kinross is a highly accessible location. The M90 gives quick access to both Perth and Edinburgh. There is a Park and Ride service at Kinross with regular express coach services to Edinburgh and Perth. There is a train station at Inverkeithing with services into both Haymarket and Edinburgh Waverley, as well as a further Park and Ride service. Edinburgh Airport, situated on the western edge of Edinburgh, has a wide range of domestic and international flights.

The surrounding countryside provides ample opportunities for the outdoor enthusiast. Loch Leven is renowned for its excellent trout fishing and the beautiful countryside provides excellent walking, cycling and riding opportunities. There is a golf course in Kinross and St Andrews, the ‘Home of Golf’, is about 35 miles to the east.

From Junction 6 of the M90, travel west on the A977. After about 1.5 miles turn left signposted Coldrain and Cleish. Follow the road for about 0.5 miles and the access road to Gellyknowe is on the right. Gellyknowe Farmhouse is about 400 metres along the road.
