A standalone field situated in the heart of Angus extending to approximately 5.33 acres (2.16 hectares). Due to its size, the land has previously been used for grazing stock with access to water available and stock proof fencing enclosing the entire field.
The land sits at a height of approximately 120 metres above average sea level and is generally south facing on a gentle slope.
The soils are Class 3:1 and 3:2 as per the James Hutton Land Capability for Agriculture Land Classification which are capable of producing good yields of cereals, potatoes and grass. The soils are of the Balrownie series which is renowned in this part of eastern Angus for being high yielding and free-draining with a loam topsoil over-lying a sandy loam subsoil.
No irrigation of the land is currently possible.
Access to the Land at Dunnichen is taken directly from the unnamed minor public road along its northern boundary.

The land at Dunnichen is situated within the Strathmore and Fife NVZ.
The land at Dunnichen Glebe is positioned to the west of the village of Letham, with direct access to a minor road off the B9128 public road. The town of Forfar is located approximately 4 miles to the north west and Arbroath approximately 12 miles to the south east. The City of Dundee lies approximately 16 miles south-west of the land at Dunnichen.
From Forfar, travel east on the B9128 Forfar to Carnoustie road. Approximately 1 mile out of the village of Kingsmuir turn left at the corner signposted for Dunnichen/Letham/Arbroath. Once reaching the village of Dunnichen turn left at the sign for Friockheim (6 miles). The land can be found immediately to the right, directly off the public road.
