Originally part of Bolfracks Estate, Croftmoraig Farmhouse dates from 1957. It is of timber frame construction with timber and stone cladding and a slate roof. It is in a lovely location with easy access to the A827. The property requires some modernisation internally.

Location

Croftmoraig is on the southern side of Upper Strathtay between Aberfeldy and Kenmore which is at the east end of Loch Tay. This part of Scotland is well known for its spectacular landscape loved by Queen Victoria. More than a dozen Munros including Schiehallion, Ben Lawers and Meall nan Tarmachan can be seen from the Estate.

Adjacent to the property is the impressive prehistoric Croft Moraig Stone Circle. Although only excavated in 1965, the circle is thought to date from around 2000 BC and is the most complete stone circle of its type in Scotland.

The town of Aberfeldy has all essential services to hand including a new medical centre and cottage hospital, banking, veterinary surgery, optician and dental practices, a supermarket and a varied selection of quality shops. The newly restored Birks Cinema is a modern, community run cinema and café bar, which screens blockbusters, children’s films and old movies. There are also many clubs and organisations catering for an extensive range of interests.

Breadalbane Community Campus incorporating Breadalbane Academy, is a thriving community and school facility with extensive conference accommodation, both indoor and outdoor sporting resources and a community library on site. The vibrant county town of Perth is 33 miles to the south.

There is a mainline railway station at Pitlochry, approximately 15 miles away, with daily services to Edinburgh, Glasgow and Inverness plus a sleeper service to London. In addition to its range of shops and services, Pitlochry is home to the renowned Festival Theatre. Established in 1951, it puts on a wide range of performing arts productions throughout the year and is very popular with locals and visitors alike.

The area provides ready access to a wide range of recreational pursuits, including golf on the many nine and 18-hole courses (including the famous Taymouth Castle course which is currently being redeveloped) and a nine-hole course at Mains of Taymouth, sailing and watersports, and salmon and trout fishing on lochs and rivers, climbing, mountain biking and walking.

Perthshire is renowned for its quality and diversity of its field sports. The River Tay is one of the big four salmon rivers in Scotland. The Watersports and Activity Centre at Kenmore offers rafting and canoeing on the River Tay, in addition to a range of sailing boats and other water craft for hire.

For golfers, there are courses locally at Aberfeldy, Kenmore and Pitlochry whilst Gleneagles Hotel, with its famous Championship courses, is only 35 miles to the south.

Directions

From Perth, follow the A9 north to Ballinluig and then take the A827 west towards Aberfeldy. Continue on the A827 through Aberfeldy towards Kenmore. After about 3.6 miles the entrance to Croftmoraig is on the left and the Farmhouse is the first property on the left.
