Blairview is a traditionally constructed bungalow dating from 1975. It has been well designed to provide a garage and workshop within the basement. Subject to obtaining the necessary Planning consent, there is scope for further expansion into the attic which is floored, plasterboard lined and has a large window at the gable end. It is currently accessed by a Ramsay ladder.

Externally the grounds extend to about 0.69 acres and include a substantial courtyard and a stone steading with a slate roof. It has a carport, wash bay and an inspection pit inside the steading.

The grounds, steading and house all offer potential development opportunity.

The substantial steading is of stone construction with a slate roof and is partially attached to a neighbouring property. The roof on the main part of the steading is of good quality and this section, which was formally used as a workshop, incorporates an inspection pit. It has power and light, a concrete floor and a large sliding access door. The small area of the steading has suffered a partial collapse of the internal ceiling. There is a mezzanine level which was used as hayloft, and there is a second vehicle access door at the gable
end. Immediately adjacent to the steading is a carport and a wash bay with a drain.

Blairview is just off Coupar Angus Road, a sought after residential area of Rosemount, only a short distance from Blairgowrie’s renowned Rosemount and Lansdowne championship golf courses.

Blairgowrie is a vibrant town with a good range of shops and services including two supermarkets, a selection of independent shops, restaurants, two medical centres and a cottage hospital. Perth and Dundee offer high street shopping and a more comprehensive range of services, and Blairview is well situated for commuting to both.

Blairview is ideal for those who enjoy the outdoors. There are three golf courses at the Blairgowrie Golf Club, together with three courses at Alyth and an 18-hole course at Dunkeld.

Blairgowrie is within easy driving distance of the beautiful Angus Glens and Glenshee, for skiing. Fishing is readily available on nearby rivers including the Ericht, Isla and Tay. There is primary and secondary schooling in Blairgowrie and private education is available at Craigclowan, Glenalmond, Strathallan, Kilgraston and Dundee High School, all within about 25 miles.

The M90 at Perth links to Edinburgh and the south while the A9 is easily reached at Luncarty or at Dunkeld for travelling north and south. There are railway stations at Perth, Dundee and Dunkeld. Dundee Airport has direct services to London Stansted whilst Edinburgh has a wide range of domestic and international flights.

Shortly after entering Blairgowrie on the A93 from Perth, turn right into Golf Course Road. Follow Golf Course Road until its junction with Coupar Angus Road and turn left. After about 0.9 miles and after crossing the mini roundabout, turn first right into Blairgowrie House. Road. Continue along this road and the entrance to Blairview is the first on the left.
