The property is accessed from the front parking area, with a covered entrance leading into a central hallway. To the righthand side, a double bedroom enjoys open views to the front of the property. This room has been used as a treatment room for a home-run business in recent times.

A large combined kitchen / dining room with lounge is located to the rear, creating a superb open-plan space to entertain family and friends. The kitchen is fitted with modern wall and floor
units which are complimented by a grey worktop with integrated appliances. The lounge features an open fireplace design housing a stylish LPG fired stove.

Adjacent to the kitchen, a convenient utility room houses appliances and offers further access to a home gym with built in shower and attached store room. This combination is perfectly suited for the outdoor or sports enthusiast. The room also offers opportunity for conversion to independent studio
accommodation, with potential to generate a secondary income. A modern oil-fired boiler is situated in the store room and heats the radiators throughout the property.

The central hallway leads to a further four bedrooms, three of which have built in wardrobes, with the master bedroom benefiting from attached en-suite facilities.

A separate family bathroom is also accessed from the central hallway, featuring a full-sized bath with two-piece white bathroom suite. The hallway layout is completed with a double storage
cupboard and a linen cupboard complete with radiator.

Arlacraig is accessed from the single-track island road with a shared entrance leading into a private driveway. The surrounding gardens are mainly laid to lawn, with a gravel pathway leading around the property.

Patio doors open from the lounge to an external area of decking at the rear of the property, offering superb and uninterrupted views across the Sound of Mull. The decking has cleverly been
designed in a way that offers additional storage underneath, as well as storage under the main house.

The property is perfectly suited to those looking to enjoy an active island lifestyle and is within easy commuting distance from Tobermory and Craignure. A regular bus service is in operation which connects with ferries to the mainland.

Arlacraig has been used a family home in recent times, but given the number of bedrooms available, could easily be operated as a bed and breakfast, offering regular secondary income. Interest is likely to be high, and early viewing is recommended.

Aros is conveniently situated between Craignure and Tobermory and only a short distance from Salen village offering amenities such as a grocery store with post office, church, hotel and bar, fuel station, coffee shops and restaurants. Arlacraig is ideally placed to provide an excellent base from which to explore the island.

The Isle of Mull is the second largest island within the Inner Hebrides. The island is accessed via a regular car ferry service from Oban to Craignure, a short drive from the plot. Services from Lochaline and Kilchoan on the Morvern and Ardnamurchan
peninsulas respectively are also available. There is a small airstrip at Glenforsa suitable for private aircraft and a main line train service operating several times daily between Glasgow and Oban - some connecting directly with the ferries.

Mull boasts an extraordinary and diverse range of scenery, wildlife and leisure activities which brings large numbers of visitors throughout the year. The island also hosts a number of music and arts festivals plus the annual Tour of Mull car rally.

The colourful harbour town of Tobermory is a popular tourist destination and provides an excellent range of dining and shopping opportunities as well as offering primary and
secondary schooling, a medical centre, churches, a golf course and a distillery.

From Oban take the ferry to Craignure. Upon leaving the ferry, turn right and follow the road North signposted for Tobermory. Continue through the village Salen, heading North for a further 3.5 miles. Arlacraig is located on the right-hand side, just a few yards past Arle Lodge. Parking is available in front of the property.
