Mains of Mawcarse is in one of the most attractive areas of Scotland, making it ideal for family living, It is minutes from the M90 motorway with Perth just 16 miles to the north and Edinburgh 25 miles to the south.

There is an enviable view of the Lomond Hills, an area of some 25 square miles of moorland, lochs and farmland, which was designated as Scotland's first regional park in 1986 in recognition of its importance for recreation and conservation.

The attractive town of Kinross, just a couple of miles away, has excellent shops and restaurants, not to mention a fine golf course and an excellent high school that also serves as a community sports and leisure facility. Kinross is on the doorstep of Loch Leven, Scotland's largest lowland loch and the centrepiece of Loch Leven Nature Reserve, home to a huge variety of wildlife and plant species. The spectacular sight of thousands of pink-footed geese arriving to winter at Loch Leven is just one of the attractions to be enjoyed at Mains of Mawcarse.

The area has strong historical connections. It was in Loch Leven Castle that Mary, Queen of Scots was incarcerated in 1567 before making her escape to England and ultimately executed on the orders of her cousin, Queen Elizabeth. The castle is only accessible by boat but ferries run regularly to the island on which it stands. Cyclists, horse-riders, anglers, walkers and even gliding enthusiasts are well catered for in this area, and golfers have more than 100 golf courses within striking distance, including Gleneagles and the world-famous Old Course in St Andrews

From Edinburgh Travelling north take Junction 8 of the M90 on to the A91. Once off the slip road, make a U turn at one of the junctions and head back down the A91 taking the left-hand turning on to the B996 (signposted Milnathort). After 400 metres take a left into the development. From Perth travelling south leave the M90 at Junction 7 and take a left at the end of the slip-road. Continue through Milnathort on the B996. Mains of Mawcarse is second turning on the right (0.9miles outside Milnathort).
