Backwater & Lintrathen Estates – opportunity to acquire a sporting lease
Bell Ingram is pleased to offer the opportunity to acquire a sporting lease over a productive grouse moor, deer forest and mixed lowland estate in the renowned Angus Glens. To be let as a whole or individually.
LOT 1 – The Glenhead and Glendamph Moors, Backwater Estate
Productive grouse moor with a ve year average of 202 brace and potential to increase productivity plus exciting deer stalking with a ve year average cull of 23 stags. Extending to approximately 6,879 acres (2,784 hectares) or thereby.
LOT 2 – Lintrathen Estate
Mixed low ground estate with opportunities for roe stalking, goose and wildfowl shooting and rough shooting extending to approximately 3,701 acres (1,498 hectares) or thereby.
Objectives of Letting
The estate owners are looking to nd enthusiastic and ambitious tenant(s) who will develop the moor to increase grouse stocks and manage both red and roe deer in a sustainable manner which also compliments the existing forestry objectives. Whilst the low ground offers an opportunity for mixed shooting which could be supplemented by the release of poults, numbers would have to be agreed in advance with the landlords and be sympathetic to the farming and forestry interests on the estate. It is not envisaged that a full scale commercial shoot should be developed and preference will be given to a more low key approach.
The lease will be available from 1 April 2017 for a period of 10 years.
Rent and Rates
The rent will be payable on an annual basis in advance. VAT will be applicable. The tenant(s) will be required to pay all Sporting Rates which are currently in the process of being assessed.
The tenant(s) will be entitled to keep all income from venison and game sales.
It should be noted that there is currently a windfarm option over the land to be included within the lease(s).
While the tenant(s) will meet formally with representatives of the Estate on a quarterly basis to agree strategy and to review progress, it is expected that there will be regular ongoing communication between the Estate and the tenant(s).
The tenant(s), any employees and guests will also be required to adhere to all current legislation including the WANE Act and to maintain relevant insurances throughout the term of the lease(s). The tenant(s) will be required to hold Deer Management Quali cations (Level 2) prior to stalking.
