Rural Property Valuations? We’re ready to go

Valuations are required for many different purposes and the Covid-19 crisis isn’t going to stop them.

Whether it is an informal appraisal prior to a sale, help with starting a tax planning exercise or the formal RICS report for probate, divorce or other purposes, the Bell Ingram valuers are looking forward to getting back “in the saddle” as soon as relaxations to lockdown measures begin to be introduced over the coming weeks and months.

Obviously life will be a series of phased “new normals”, but we will continue to prioritise the safety of both our clients and our staff in line with all current guidance for travel and visits. Whether it be regular handwashing or sanitising, wiping down equipment between visits or reviewing how to do inspections safely, we will strive to produce the professional reports our clients need.

Experience in these few short weeks of working from home has shown what can be achieved, underpinned by the breadth and depth of knowledge across our valuation team and other departments.

Site visits to vacant residential properties, farm or forestry land may be able to be done almost as before by a single valuer, while valuing other property types may require more planning and discussion. Desktop and virtual assessments are perfectly possible, as a stand-alone exercise or combined with more usual inspections for parts of a larger portfolio – the key will be getting a clear brief agreed at the outset to suit the particular circumstances.

Communication will be ever more important – discussions on site will be at a distance or are perhaps more likely to be via telephone or video conference calls. Due diligence will mean even greater use of other resources away from the site, working with both our team and the clients’ to get at the essential facts which impact on value.
