Overview

Bruceton Farmhouse is a traditional farmhouse which has been extended over the years to offer the substantial accommodation not available. The main part of the house is over three floors, with the basement accessed from both inside the property and also from the garden terrace, offering flexible living opportunities (subject to consents).

The position of the farmhouse allows for uninterrupted views over the countryside to the hills beyond, which can be enjoyed from the garden and outdoor living area which benefits from heating. The garden is large, but manageable and to the front of the property there is a paddock extending to 1.23 ha (3.04 acres), with traditional stone outbuildings to the rear offering an array of potential uses.

Location
Bruceton Farmhouse is in an idyllic situation not far from the River Isla. The property is ideally placed for the outdoor pursuits that the counties of Perthshire and Angus have to offer. The Angus Glens provide some of the finest hill walking in Eastern Scotland and there are ski slopes at Glen Shee. Salmon fishing is available on the rivers Isla, Tay, Ericht and Esks and trout fishing can be taken on Lintrathen Loch.

Shooting and stalking are also readily available locally. There are three golf courses at Alyth and other local courses at Kirriemuir and Forfar and two championship courses at Blairgowrie.

Primary schooling is at Airlie, with secondary schooling at Kirriemuir, Blairgowrie or Dundee High School. Local shops are found in Alyth and Kirriemuir with more extensive shops and services in Forfar and Blairgowrie. Perth and Dundee are both easily reached.

Although situated in a beautiful rural location, Bruceton Farmhouse benefits from good communications to Perth, Dundee, Aberdeen and Edinburgh. The A94 to the south links to Perth and Forfar. From Perth the M90 motorway links to Edinburgh. The A90 dual carriageway (Dundee to Aberdeen) is also easily reached via Kirriemuir. Dundee and Perth have railway stations with regular services to the south including a sleeper service. Edinburgh Airport has a range of domestic and international flights and there is a direct air link from Dundee to London Stansted.
